Katie, Micah, un couple sans histoires, viennent de s'installer dans une belle demeure de Los Angeles. Mais très rapidement, le quotidien de ces jeunes gens est perturbé par d'étranges phénomènes : des bruits inquiétants, des objets qui se déplacent pendant la nuit... Micah, qui vient de faire l'acquisition d'une caméra vidéo, décide de l'utiliser pour filmer ce qui se passe dans leur maison pendant la nuit. Mais les images tournées par l'appareil lui révèlent une réalité des plus effrayantes : des objets semblent se déplacer sans explication rationnelle.De plus, les bruits étranges se multiplient. Katie, Micah font appel à un médium qui leur confirme que les lieux sont hantés.
